What does a home inspection include?
A Grand Home Inspection covers all major systems and components of the home: exterior, interior, electrical, HVAC, plumbing, roof, foundation, attic, and more — over 150 individual checkpoints in total. Every inspection also includes whole-home infrared thermal imaging and a same-day digital report with 150+ photos.
How much does a home inspection cost in Michigan?
Our inspections start at $385 for a standard home inspection, with most clients investing between $525–$675 for one of our popular bundles that include radon testing, sewer scope, and other add-ons. How long does a home inspection take?
Most inspections take between 2.5 and 4 hours depending on the size and condition of the home. We encourage you to be present — your inspector will walk you through findings in real time, which is one of the most valuable parts of the process.
When will I receive my inspection report?
Same day. Every time. Your report is delivered to your inbox the day of your inspection — color-coded by priority, packed with photos, and written so that you (not just your realtor) can actually understand it.
What is the Welcome Home Walkthrough?
The Welcome Home Walkthrough is an exclusive Grand experience included with every inspection. Before your inspector wraps up, they walk you through your new home — showing you the command center (shutoffs, panel), how your day-to-day systems look when they’re working properly, and key maintenance habits to stay ahead of problems. You’ll also receive a personalized home maintenance guide for your specific house. No other inspection company in Michigan offers this.
Do I need radon testing? What about a sewer scope?
Michigan has elevated radon levels in many areas, and radon is the second leading cause of lung cancer — we strongly recommend testing. Sewer scopes are equally important for homes over 20 years old, as root intrusion and pipe deterioration are common and expensive to repair after purchase. Our Grand package includes your choice of one, and our Premier package includes both.
What makes Grand Home Inspection different from other inspection companies?

Do you offer payment at closing?
Yes — at no extra fee. If you’d prefer not to pay out of pocket before your closing date, we can defer payment to closing. Just let us know when you book.

What’s the difference between a home inspection and an appraisal?
An appraisal determines the value of a home for your lender. A home inspection evaluates the condition of the home for you — the buyer. They serve completely different purposes, and you need both. Your lender requires the appraisal; we strongly recommend the inspection.
