SMS & MMS TERMS AND CONDITIONS

These SMS & MMS Terms and Conditions (“SMS Terms”) govern text messaging services provided by Grand Rapids Commercial Building Inspection LLC, doing business as Grand Home Inspection (“Company,” “we,” “us,” or “our”), located at 86 South Lake Doster Drive, Plainwell, Michigan 49080.

By providing your mobile phone number and affirmatively opting in to receive SMS/MMS messages, you agree to be bound by these SMS Terms.

1. PROGRAM DESCRIPTION

Grand Home Inspection operates an SMS messaging program to communicate with customers who have provided written consent. Messages may include:

Appointment confirmations and reminders
Scheduling updates and follow-up communications
Home inspection results and report delivery notifications
Home service recommendations and related offers
Pest control service information from our affiliated company, Peace Out Pest LLC

Messages may be sent using automated technology, including an SMS messaging platform. You are not required to consent to receive marketing messages as a condition of purchasing any service.

2. HOW TO OPT IN

Consent to receive SMS messages from Grand Home Inspection is obtained exclusively through written opt-in via one of the following two methods:

Method 1 — Booking Form Checkbox

When scheduling an inspection at https://grandhomeinspection.com/schedule-wmichigan/, customers may check an optional, unchecked-by-default checkbox with the following disclosure:

“I agree to receive SMS messages from Grand Home Inspection about my inspection and home service recommendations. Consent is not required to book. Msg & data rates may apply. Reply STOP to opt out.”

Checking this box is optional and has no effect on the ability to schedule or complete an inspection.

Method 2 — Standalone SMS Opt-In Page

Customers may also provide written consent via a dedicated opt-in page at https://grandhomeinspection.com/sms-opt-in/, which includes the following disclosure:

“I agree to receive SMS messages from Grand Home Inspection regarding my inspection, home service recommendations, and related offers. Consent is not a condition of service. Message frequency varies. Msg & data rates may apply. Reply STOP to opt out or HELP for assistance.”

Verbal or implied consent is not accepted. Opt-in data, including the timestamp, IP address, and method of consent, is recorded and retained for compliance purposes.

3. MESSAGE FREQUENCY

Message frequency varies based on your service activity and communication preferences. You may receive:

Up to 3 transactional messages per scheduled appointment (confirmation, reminder, follow-up)
Occasional home service recommendation messages following a completed inspection
Periodic marketing messages regarding affiliated services, typically no more than 4 per month

4. MESSAGE AND DATA RATES

Message and data rates may apply depending on your mobile carrier and plan. Grand Home Inspection does not charge for SMS communications beyond any rates assessed by your wireless carrier. Please contact your carrier for details regarding your messaging plan.

5. HOW TO OPT OUT

You may opt out of SMS messages at any time using any of the following methods:

Reply STOP to any message to immediately stop all marketing SMS messages
Reply HELP to any message to receive assistance and contact information
Contact us directly at 616-710-1796 or [email protected] to request complete removal

After texting STOP, you will receive one final confirmation message and will be removed from marketing communications. You may continue to receive transactional messages related to any active scheduled appointment unless you separately request full removal.

To opt back in after opting out, you may re-submit consent through either opt-in method described in Section 2.

7. PARTICIPATING CARRIERS

This SMS program is supported by major U.S. wireless carriers including but not limited to AT&T, Verizon, T-Mobile, Sprint, Boost Mobile, and U.S. Cellular. Carrier participation may vary. Carriers are not liable for delayed or undelivered messages.

8. PRIVACY AND DATA HANDLING

We take your privacy seriously. Regarding SMS data specifically:

Mobile phone numbers and SMS consent information will not be sold to any third party
SMS consent data will not be shared with third parties for their independent marketing purposes
Opt-in data may be shared with our SMS platform provider (Twilio) solely to facilitate message delivery
With your consent, relevant service information may be shared with Peace Out Pest LLC, an affiliated company under common ownership, for service coordination purposes

9. ELIGIBILITY

You must be at least 18 years of age to participate in this SMS program. By opting in, you represent that you are the account holder or have authorization from the account holder for the mobile number provided.

10. CHANGES TO THESE TERMS

We may update these SMS Terms at any time. Material changes will be communicated via SMS or posted on our website with a revised Effective Date. Continued participation in the SMS program following notice of updated terms constitutes acceptance of those updates. If you do not agree to updated terms, you may opt out at any time as described in Section 5.
